CITY OF WILDWOOD PLANNING/ZONING BOARD NOTICE OF APPLICATION PLEASE TAKE NOTICE that Marino General Construction, Inc. (the Applicant), has applied to the Planning/Zoning Board of the City of Wildwood, Cape May County, New Jersey seeking variance relief respecting the property that is owned by Joseph Marino, which is located at 4211 Hudson Avenue, Wildwood, New Jersey 08260 (Block 114, Lot 3.01). The Property is located in the R-2 (Moderate Density Residential) Zoning District. According to the City of Wildwood Municipal Code, the purpose of the Moderate Density Residential Zoning District is to provide for moderate density, single-family and low-level multi-family residential development. The property is presently situated as a vacant lot measuring 60x72, rendering it as an undersized lot for construction of a two-unit semi-detached residential development in the R-2 Moderate Density Residential Zoning District. The Applicant is requesting variance relief pursuant to Chapter 17, Section 412, of the City of Wildwood Municipal Code, as well as pursuant to NJSA 40:55D-70(c)(1) and NJSA 40:55D-70(c)(2). The variance relief sought by the Applicant through this application includes relief for minimum required lot area, minimum required lot depth, minimum required front yard setback, minimum required rear yard setback, and minimum required contiguous raised curb/landscaping frontage. The Applicant also requests any, and all, other variances, approvals, and/or waivers that the Board may deem necessary at the time of the hearing on this application. PLEASE TAKE FURTHER NOTICE that a Public Hearing will be held before the Planning/Zoning Board on this Application on Monday, June 9, 2025, at 6:00 PM in the Commissioners Meeting Room located on the second floor of City Hall, 4400 New Jersey Avenue, Wildwood, New Jersey.
