CITY OF WILDWOOD PLANNING AND ZONING BOARD OF ADJUSTMENT NOTICE OF HEARING TO WHOM IT MAY CONCERN: In compliance with the pertinent provisions of the City of Wildwood Zoning and Land Development Ordinance, and the New Jersey Municipal Land Use Act, N.J.S.A. 40:55D-1 et seq., notice is hereby given that a written application has been filed by the undersigned with the City of Wildwood Planning and Zoning Board of Adjustment for preliminary and final major site plan approval and bulk variance relief pursuant to N.J.S.A. 40:55D-70c for maximum fence height and any and all other variances or waivers the Board may reasonably require in the exercise of its discretion, to permit the Applicant to construct, establish, and maintain an approximately 6,372 square foot Wawa convenience store along with a five (5) dispenser (10 fueling positions) fueling facility. The Applicant is also proposing forty-six (46) parking spaces along with associated landscaping, lighting, and signage including five (5) building-mounted identification signs, and stormwater management improvements. The Applicant seeks bifurcated approval and previously received conditional use variance relief pursuant to N.J.S.A. 40:55D-70d(3) to permit an automobile service and fueling facilities in the General Commercial (GC) Zoning District and c variance relief pursuant to N.J.S.A. 40:55D-70c. These approvals are memorialized in Resolution 02-25 on file with the City of Wildwood Zoning Board of Adjustment Secretary. This development concerns property shown as Lot 6.02, in Block 184 on the City of Wildwood Tax Map, which property is located at 3400 New Jersey Avenue, Wildwood, New Jersey in the General Commercial (GC) Zoning District. As part of the overall plan of development, the Applicant is proposing to demolish the existing Rite Aid building located onsite. Public hearing on the above mentioned application which is the subject of this Notice has been scheduled for April 14, 2025 at 6:00 p.m. at the City of Wildwood Municipal Building, City Hall, 4400 New Jersey Avenue, Commissioners Meeting Room, 2nd Floor, Wildwood, New Jersey, at which time and place any interested party (as defined by N.J.S.A. 40:55D-4) will have an opportunity to be heard either in person, or by agent or attorney.
