Part-Time Maintenance / Project Manager Cape May condominium association is accepting applications for a year-round maintenance manager. Successful applicants must be reliable, skilled, and personable. Position combines leadership in managing property projects with direct involvement in maintenance tasks ensuring the facility is well-maintained, safe, and welcoming for residents and rental guests. Key responsibilities include: planning coordination and oversee building and property improvement projects. Supervise and direct on-site staff, ensuring duties are completed efficiently. Schedule and oversee vendors and contractors for maintenance and repair work. Monitor project timelines, budgets, and quality of work. Communicate updates to the Board of Directors and management. Position is hands-on, including performing general building repairs, including: painting, basic plumbing (unclogging drains, replacing fixtures, leak repairs; basic electrical repairs (light fixtures, switches, outlets) and carpentry and general upkeep. Duties also include: conduct regular property inspections; place garbage and recycling containers out for pickup, clean, monitor, and test pool water chemicals to ensure proper balance; coordinate with the Certified Pool Operator (CPO) and health inspectors for compliance; drain and maintain the buildings drum drip system; respond to maintenance requests from residents and address unit issues and keep common areas neat, clean, and in good repair. Schedule & Seasonal Hours: off-season (Fall/Winter}: 10-15 hours per week, focusing on routine maintenance and light projects; spring: Increased hours for project work and preparing the property for summer rentals; on-Season (Summer}: 25-30 hours per week for rental turnover, property upkeep, and increased resident activity. Workdays: 5 days per week (schedule to be determined with management). If you are a self-starter who takes pride in your work and enjoys a blend of maintenance leadership, project coordination, staff supervision, and hands-on repairs-with a schedule that adapts to seasonal needs-we invite you to apply.
