NOTICE OF DECISION CITY OF NORTH WILDWOOD PLANNING BOARD TO WHOM IT MAY CONCERN: PUBLIC NOTICE is hereby given to all persons that a public hearing was held on July 16, 2025 meeting of the North Wildwood Planning Board at which a hearing the following application(s) was heard & the following action(s) taken: Application: Z-25-5-2 Ralph Shaffer 100 East 7th Avenue Block: 213, Lot: 2 CBD Zoning District The application submitted by Ralph Shaffer requests minor subdivision approval, a D(1) Use Variance, & C variance relief in order to partially demolish an existing commercial structure located at 100 East 7th Avenue, a/k/a Block 213, Lot 2, in the Citys Central Business District (CBD) Zoning District, in order to subdivide the existing property to create three (3) individual lots. The Applicant is proposing to construct two (2) single-family dwellings & the proposed corner lot will contain a portion/remaining of the existing commercial structure. The North Wildwood Planning Board conducted a regularly scheduled public meeting on July 16, 2025 to hear the above referenced application. The North Wildwood Planning Board has determined that the relief requested by the Applicant cannot be granted without substantial detriment to the public good & without substantially impairing the intent or purpose of the Zoning Map & Land Development Ordinance. The application was DENIED by the Planning Board. Resolution(s) memorializing the Boards action was adopted at the August 20, 2025 scheduled meeting.
