The section citations and titles of the Wildwood City ordinances for which relief is sought are as follows: The Applicant proposes to redevelop a portion of the property located at Block 92, Lots 7, 21, and 22, to establish a new seasonal bar known as The Open Container Bar. The project includes repurposing an existing shipping container on Lot 7 as a bar, removing the existing loading dock, and converting part of the existing concrete pad into an outdoor seating area. Lots 21 and 22, located directly behind the bar, will be used as shell parking lots to serve the bar use. The Applicant seeks two variances in connection with the proposed development. First, a N.J.S.A 40:55D-70(d) use variance from Wildwood Zoning Ordinance 17-413(E)(2) is requested to permit off-street parking on a separate lot, as Lots 21 and 22 are not approved for parking as a principal use. Additionally, the Applicant seeks a waiver from Section 17-501(B)(5)(c) to eliminate the requirement for landscape screening between the parking lot and adjacent property lines. Applicant also seeks any and all other variances and/or waivers that the Board Engineer may identify in a review memorandum or letter or that may be deemed necessary by the Board at the time of the hearing.
