NOTICE OF DECISION CITY OF NORTH WILDWOOD PLANNING BOARD TO WHOM IT MAY CONCERN: PUBLIC NOTICE is hereby given to all persons that a public hearing was held during the October 15, 2025, meeting of the North Wildwood Planning Board (Board) at which meeting the following application(s) was heard & the following action(s) taken. The Board at its November 19, 2025, meeting has memorialized Application(s): RE:Application No.: Z-24-7-1 335 W. 20th Avenue Block 113, Lot 24 R-2 Zoning District Variance Approvals The Board heard & considered the application of 335 W. 20th Avenue, LLC (Applicant), owner of real property located at 335 W. 20th Avenue, North Wildwood, New Jersey 08260 (the Property), seeking (d)(6) variance relief related to maximum permitted building height, as well as both (c)(1) and (c)(2) variance relief related to minimum required lot area, minimum required lot frontage, minimum required lot width, minimum required side yard setback, and minimum required contiguous raised curb, in order to construct a new single-family residential dwelling on the Property. The Property is an undersized lot in the R-2 Zoning District, which created the need for a majority of the variance relief that was requested by the Applicant and which was granted by the City of North Wildwood Planning Board. The application was approved by the Board with conditions outlined in the approval Resolution. Resolution(s) memorializing the Boards action was adopted at the November 19, 2025, scheduled meeting.
