NOTICE OF PUBLIC HEARING CITY OF WILDWOOD PLANING BOARD Consideration of a Preliminary Investigation of an Area in Need of Redevelopment (Non-Condemnation) Wildwood Boardwalk Redevelopment Study Area PLEASE TAKE NOTICE that, in accordance with the New Jersey Local Redevelopment and Housing Law (N.J.S.A. 40A:12A-1, et seq.), specifically N.J.S.A. 40A:12A-6, the Planning Board of the City of Wildwood, County of Cape May, State of New Jersey, will conduct a Public Hearing on Monday March 10, 2025 at 6:00 p.m., prevailing time, City Hall (Large Meeting Room), 4400 New Jersey Ave, Wildwood, NJ 08260. The purpose of this Public Hearing is for the Wildwood Planning Board to determine whether the properties constituting the Boardwalk Redevelopment Study Area composed, predominantly, of the parcels between Ocean Avenue and the City of Wildwood Boardwalk from Cresse Avenue to 26th Avenue, specifically identified as the following Blocks in their entirety: 9, 17, 26, 34, 43, 53, 64, 75, 267.01, 109, 120, 130, 139, 149, 158, 167, 175, 179.01, 179.02, 187, 188, 195.02, 203, 211, 220, 229, 238, 247, 257 meet the statutory criteria outlined within N.J.S.A. 40A:12A-5, for designation as a redevelopment area established under the New Jersey Local Redevelopment and Housing Law (N.J.S.A. 40A:12A-1 et seq. - Redevelopment Law). The Planning Boards determination will consider a Preliminary Investigation of an Area in Need of Redevelopment for the Boardwalk Redevelopment Study Area, dated February 19th, 2025, prepared by Clarke Caton Hintz. If the Planning Board determines that the criteria have been met for some or all of the Study Area, the Planning Board shall make a recommendation to the City Commission that those lands be designated as an area in need of redevelopment. The Public Hearing scheduled for March 10, 2025 at 6:00pm will take place in the Meeting Room at the City of Wildwood City Hall located at 4400 New Jersey Avenue, second floor, Wildwood, New Jersey, at which time the Board will hear from any persons who are in attendance who are interested in or would be affected by a determination that the above-mentioned property meets the criteria to be designated as an area in need of redevelopment. At the conclusion of the hearing, and after listening to the testimony of the Board Planner, and members of the public, the Board will determine whether or not the above referenced property meets the criteria to be designated as an area in need of redevelopment in accordance with the New Jersey Local Redevelopment and Housing Law (N.J.S.A. 40A:12A-1, et seq.). If designated by the City Commission as an area in need of redevelopment, said designation would establish a Non-Condemnation Redevelopment Area, whereby such a designation shall not authorize the City to exercise the power of eminent domain to acquire any property in the redevelopment area. All documents concerning this hearing, including a map depicting the study area/properties, which is the subject of the Boards redevelopment area investigation, and a copy of the Preliminary Investigation Report of the study area, are available for public inspection after February 25, 2025, during regular business hours, Monday through Friday from 8:30am to 4pm at the office of the City of Wildwood Clerk, located at 4400 New Jersey Avenue, Wildwood, New Jersey.
